Residential & Commercial

A mortgage company usually requires a survey before they will lend money. Why is this a necessity and why are you often asked for an up-to-date survey? Does the lot size, building set backs, pool and fence locations meet with local Zoning Laws? The mortgage company will require the survey to protect their investment. They want to be sure that the land and buildings on which they are lending money are as described in the documents which accompany the transaction. They also wish to know that if they have to foreclose there will be no problems in re-selling the property.

A.L.T.A. Survey

An A.L.T.A. Survey or Extended Title Insurance Coverage Survey made for the purpose of supplying a title company and lender with survey and location data necessary for issuing American Land Title Association or Extended Coverage Title Insurance.

Topographic Survey

A survey locating topographic features–natural and man made–such as buildings, improvements, fences, elevations, trees, streams, contours of the land, etc. This type of survey may be required by a governmental agency, or may be used by engineers and/or architects for design of improvements or developments on a site. Also referred to as a TOPO or Architectural Survey.

Subdivision Survey

This survey takes a large parcel of land and divides it into smaller parcels of land known as “lots”. This usually must conform to the review process, guidelines and jurisdiction of a local agency (often the village, town or county board within whose limits the property is located). The surveyor begins with a boundary survey, and may also be called to provide a topographic survey or ALTA survey. After design and approval of the subdivision plat, the surveyor may also be involved in construction layout.

Boundary Survey

A survey for the express purpose of locating the corners and boundary lines of a given parcel of land. This involves record and field research, measurements, and computations to establish boundary lines in conformance with state law. Easement lines may also be located with this type of survey.
